Bektu is an AI-powered transparency platform for cross-border real estate. We help you verify developers, understand their delivery history, and explore the people and companies behind real estate projects
Who actually owns the real estate company? Is the land really theirs? Have they ever delivered a project on time, or at all? Data is scattered across registries in languages you don't read, and the only person offering to help is a local agent whose commission depends on you saying yes.
That is what Bektu is for.
Corporate registries, land records, permits, past-project evidence, pulled and analyzed so you can see the people and the paper behind a project.
When something's missing, Bektu contacts the developer directly, under our name, never yours. What they provide goes in your report. What they refuse to provide does too.
Where a question needs legal eyes, title, contracts, escrow, a vetted property lawyer in that jurisdiction picks it up. You get the local expertise without being local, and without cold-calling law firms in a language you don't speak.
In 5 to 7 days, with evidence files attached and red flags called out.
One number. Seven verifiable dimensions.
A registered legal entity in the jurisdiction of operation, verifiable in the public registry.
Named directors, owners, or leadership the buyer can identify.
Specific projects with addresses, scope, and dates, not just renderings.
Past projects actually completed and standing on the ground.
Information cross-checkable against third-party sources, not just the developer's own website.
Material information available in English so foreign buyers can read it directly.
Disclosures updated recently enough to reflect current state.
No registry number on the website. No named directors. One photo of a finished building, no address. Did not respond to verification.
BVI registry number HH-22841. Two named directors. Three completed projects with full addresses, photos, and permit references. Responded to all six questions in writing within 4 days.
A high Bektu Score is not a guarantee. It is independent verification of what the developer can document, and what they cannot.
$29 per report.
About 0.02 percent of a $150,000 deposit.
Non-response is a data point and counts against the Bektu Score. You will receive a report regardless, with a clear note on what they refused or failed to provide.
Most reports come back in 5 to 7 business days. Complex cases or unresponsive developers can take up to 10. We will tell you immediately if it will take longer.
You only pay when a complete report is delivered. If we cannot produce one, you pay nothing.
No. Bektu is an independent verification service. We check public registries, request documents, and score what we find. We do not give legal advice and we do not replace a local lawyer for the actual transaction.
We retain the report and the developer's responses to build a public profile of the developer over time. Your personal data is deleted within 30 days of report delivery.
The report and the documents collected are factual evidence and have been used by buyers in disputes. We are not a law firm, so we cannot advise on its legal use. Your local counsel can.
Get the occasional note from Bektu on verifying developers before you commit. No noise, just what matters.
We will never share your email. You can opt out at any time.
